Changes to Site

NYVacationRentals.com and its suppliers may make improvements or changes in the information, services, products, and other materials on this site, or terminate this site, at any time without notice. Owners who provide photos to be used assert that the photos are their own property and these same owners have the publishing rights to said photos. NYVacationRentals.com and its affiliates are not liable in any dispute between renters and owners that established contact through any of its sites.

Not all NYVacationRentals.com ads are created directly by the property owners, some NYVacationRentals.com advertisers are acting as agents or managers for the owners.

Renters are aware that each property sets it's own refund and cancellation policies - NYVacationRentals.com recommends that renters ask for and receive a written notice of the refund/cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense. NYVacationRentals.com is not responsible for the refund of rental fees for any reason.

None of the information contained in any NYVacationRentals.com web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent. NYVacationRentals.com is not a licensed real estate broker in any location.

Notice to Property Owners

If the operators of NYVacationRentals.com are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither NYVacationRentals.com or it's owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. NYVacationRentals.com does not guarantee that the web site will be available 100% of the time. NYVacationRentals.com reserves the right to reject or edit any listing submitted at our sole discretion.

Membership Cancellation Policy
NYVacationRentals.com listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, submitting to search engines, etc) NYVacationRentals.com is unable to offer a refund on cancelled memberships.

Property Off the Market
If you wish to remove your property from the market, we can temporarily inactivate the NYVacationRentals.com listing and reactivate it at a future date. Your NYVacationRentals.com listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).

Spamming Policy

NYVacationRentals.com does not participate in or tolerate the sending of Unsolicited Commercial Email (Spam) - we reserve the right to cancel (without refund) any member that mentions NYVacationRentals.com or any of it's associated websites, URLs, or any associated NYVacationRentals.com email address in any spam e-mail message or Usenet posting. NYVacationRentals.com is the sole judge in determining what constitutes spam.

Rental Inquiries
It is the goal of NYVacationRentals.com to reduce the volume of spam delivered via the Rental Contact Form. To that end, inquiries may be monitored and filtered by NYVacationRentals.com prior to delivery to our members. Inquiries may be read by NYVacationRentals.com staff members. Despite NYVacationRentals.com's filtering efforts, it is likely that some spam inquiries will be delivered anyway.
